Buying a home in London area? - Its time to breath.

London’s real estate market is giving us a very clear message. - and Realtors may not like what it says.

There are more homes for sale.
There are fewer buyers.
Prices are softer.
And stress is starting to show.

That does not mean every house is suddenly a bargain. It does not mean buyers should act reckless. And it definitely does not mean sellers can keep pretending it is still 2021.

That market is gone.

In April, London saw weak sales and a lot more inventory. The average price moved down, and homes were selling under asking. That matters because inventory gives buyers something they have not had much of in the last few years.

Choice.

And choice gives buyers leverage.

Buyers: Use Your Power

Right now, buyers should be asking for protection.

That means financing conditions.
That means home inspections.
That means taking time to review the numbers.
That means not getting bullied into a rushed offer because someone says, “There may be another buyer.”

Maybe there is.

Maybe there is also a raccoon in the attic and a furnace held together by prayer.

Do your homework.

The goal is not to “win” the house. The goal is to buy the right house, at the right price, with a payment that does not punch you in the face every month.

Sellers: Price for Today

Sellers need to be honest.

If your pricing strategy is based on what your neighbour got three years ago, you are not pricing. You are reminiscing.

Today’s buyer has options.

If your home is overpriced, it may sit. And once it sits, people start asking what is wrong with it.

Sometimes nothing is wrong with the house.

Ensure you use your absolute worst case sale price to confirm you can still meet your moving goals.

The Big Picture

Canada’s economy is tied closely to the U.S.

When there is trade uncertainty, tariff talk, higher oil prices, inflation pressure, and government debt concerns, it affects confidence.

And confidence matters in real estate.

People buy homes when they feel stable.

When they feel unsure, they wait.

That is part of what we are seeing now.

Final Thought

London real estate is not dead -- It is just more honest than it has been in years.

Buyers have power again. Sellers need discipline.

The market is not something to fear.

But it is something to respect.
